Red D are recruiting a Group Acquisitions Director for a leading international hotel group. This is a senior leadership position responsible for driving strategic growth through the identification, acquisition, and management of new-build and existing hotel assets across Ireland and the UK.

Reporting to the Board of Directors, the Group Acquisitions Director will lead all stages of the acquisition process — from sourcing and evaluating opportunities to executing transactions, managing financing and legal negotiations, and overseeing successful integrations. The role will also include ongoing asset management of existing hotels to ensure each property performs at its best.

Key Responsibilities

  • Develop and implement the group’s hotel acquisition strategy across Ireland and the UK.
  • Identify and evaluate new-build and existing hotel opportunities aligned with brand and investment criteria.
  • Conduct feasibility studies, valuations, due diligence, and financial modelling.
  • Lead negotiations with owners, investors, and franchisors including IHG, Marriott, and Hilton.
  • Work closely with internal finance, construction, and legal teams to complete acquisitions and developments.
  • Act as asset manager for existing hotels, maximising profitability and performance.
  • Present acquisition and investment proposals to the Board with clear financial and strategic recommendations.
  • Maintain strong relationships with brand partners and ensure compliance with franchise agreements.
  • Oversee new-build project planning and site selection in collaboration with architects and contractors.
  • Monitor market trends, competitor activity, and brand developments to identify opportunities and mitigate risks.

Experience & Requirements

  • Minimum 7 years’ experience in hotel acquisitions, investment, or real estate development within recognised international brands (Hilton, IHG, Marriott, etc.).
  • Proven track record in sourcing, negotiating, and executing hotel transactions.
  • Strong financial and commercial acumen, including valuation, modelling, and due diligence.
  • Excellent negotiation, leadership, and relationship management skills.
  • Degree in Business, Finance, Real Estate, or Hospitality Management; MBA preferred.
  • Strategic mindset with the ability to balance detail and big-picture objectives.
